Winter in Wongamat: a 6-month condo, the right visa, a car

November to April on the quiet beach of Pattaya. What a six-month lease costs today, which buildings accept one, and how to arrange the visa before you fly.

Six months, not six weeks

Updated October 2026

Wongamat is where people spend the winter rather than visit it: a two-kilometre beach north of Pattaya, with condominium towers designed for residents, a Russian-speaking bakery on every second corner, international hospitals ten minutes away and Bangkok two hours by car. From 15 September 2026 visa-free entry is 30 days, so a winter here now starts with the visa, not the flight.

We list 190-plus units in the sixteen main Wongamat buildings. Most owners ask for twelve months; for a November–April stay we negotiate a six-month lease at a premium of roughly 10–20% over the annual rate — and the earlier you ask, the better the choice. Everything below is priced from our live listings, not from last season.

What a six-month winter lease costs (monthly, September 2026 listings)

Asking rents from our live book. Sea view and high floor sit at the top of each range; six-month terms add roughly 10–20%.

How a winter in Wongamat works

1 · Visa first (August–October)

For a stay over 30 days you need a visa before you fly. DTV (5 years, 180 days per entry, ฿500,000 in savings) fits most winter residents under 50; retirement Non-O for 50+; a 60-day tourist visa plus extension for a shorter first winter. We prepare the application with a licensed partner.

2 · Reserve the condo (September–October)

Send dates, bedrooms and budget. We send five to eight options with a video walkthrough, hold the unit with a deposit, and sign a Thai–English lease. Deposit is normally two months, refundable on check-out.

3 · Car and SIM ready on arrival

A monthly rental car (from ฿12,000 per month through our partner fleet) delivered to the building, a Thai SIM, and the immigration TM30 address report filed by us.

4 · Extend or come back

Owners prefer returning tenants. Most winter residents renew for the following season at the same rent, or move to a twelve-month lease once they decide to stay.

Buildings that work for a winter stay

Winter-stay questions

Can I rent for exactly six months, November to April?

Yes. Most owners list at twelve months, but for a November–April stay we negotiate six-month leases at a premium of roughly 10–20% over the annual rate. The choice is widest in September and October; by December the best two-bedrooms are gone.

Can I stay six months on a tourist visa?

Not comfortably. Visa-free entry is 30 days (extendable once by 30). A 60-day tourist visa plus a 30-day extension covers three months. For a full winter, the DTV (180 days per entry, valid five years) or the retirement Non-O (50+) is the practical route, and we arrange it with a licensed partner before you fly.

Is there an agency fee?

No. The owner pays our commission, and it is already inside the rent you see. You pay the rent, a refundable deposit (usually two months) and utilities.

What about a car?

Monthly rentals from ฿12,000 through our partner fleet — automatic, insured, delivered to your building. An international driving permit or a Thai licence is required.

Do you speak Russian?

Yes — our team works in Russian, English, Thai and Chinese, and the site, contracts and chat (Telegram, WhatsApp, LINE, WeChat) are available in all four.

Prices are asking rents from live listings on the date shown and change as owners update them. Visa rules are those published in September 2026; confirm current requirements with the embassy when you apply.
