Retiring in Pattaya: the Wongamat version

The quiet beach, the real monthly budget, the visa maths, and where the hospitals are — from the agency that lives here.

Why retirees end up on this beach

Updated October 2026

Pattaya has one of the largest retiree communities in Southeast Asia, and most of the people who stay for good drift north to Wongamat and Naklua: a clean swimming beach, a fresh-fish market, international hospitals within 10 minutes, and condo buildings run for residents rather than tourists. Bangkok's airport is 90 minutes away; the nightlife is 10 minutes away and stays there.

This guide is the practical version — budget, visa, healthcare, rent-or-buy — written so you can decide from your own kitchen table. When you're ready, Wongamat Group does the whole move: visa file, home, car, bank account, and someone to call afterwards.

A realistic monthly budget on Wongamat Beach

Single person or couple, 2026 prices. Add ฿10,000–20,000 for regular travel or a car.

Comfortable — about ฿55,000–70,000 (US$1,600–2,000)

1-bed sea-view condo ฿18,000–25,000, electricity ฿2,500, eating out most days ฿15,000, groceries ฿6,000, motorbike/Bolt rides ฿3,000, gym in the building free, health insurance ฿5,000–8,000, phone/internet ฿1,000.

Very comfortable — about ฿90,000–130,000 (US$2,600–3,700)

2-bed beachfront ฿35,000–55,000, a rented car ฿15,000–20,000, golf or a beach club ฿8,000, dining in Naklua and Bangkok trips ฿25,000, insurance with a private-hospital plan ฿10,000–15,000.

One-off costs on arrival

Two months' deposit plus first month's rent, ฿1,900 visa extension, ฿800,000 kept in a Thai bank (it's your money — it just has to sit there), and about ฿20,000–40,000 to furnish the gaps in a 'fully furnished' condo.

What's cheaper and dearer than home

Cheaper: rent, food, help, healthcare, transport. Dearer: imported wine and cheese, cars (import tax), and electricity if you run three air-conditioners all day.

The retirement visa, in plain numbers

Age 50+. Full comparison in our long-stay visa guide.

Non-O retirement (the usual route)

Enter on the 30-day exemption, deposit ฿800,000 in a Thai bank, convert to Non-O in Pattaya, then extend one year at a time for ฿1,900. Alternative: ฿65,000/month income letter from your embassy, or a combination totalling ฿800,000/year. Money must sit 2 months before and 3 months after, and never drop below ฿400,000.

O-A from your home country

Same money test, plus compulsory health insurance of ฿3,000,000 / US$100,000 and a police certificate. One year per entry; good if you want everything approved before you fly.

LTR Wealthy Pensioner (10 years)

Pension or passive income of US$80,000 a year — or US$40,000 plus US$250,000 invested in Thai property or bonds. Report once a year instead of every 90 days; fee ฿50,000. Buying a Wongamat condo can be the qualifying investment.

Thailand Privilege (Elite)

No income test at all: ฿650,000 for 5 years up to ฿5M for 20. Chosen by retirees who don't want ฿800,000 locked up or a yearly renewal.

Healthcare, daily life and rent-or-buy

The questions we're asked in every first meeting.

Hospitals

Bangkok Hospital Pattaya (JCI, 10 minutes), Pattaya International and Pattaya Memorial in central Pattaya, plus public Banglamung Hospital in Naklua. A private-hospital visit with a specialist is typically ฿1,500–3,000; insurance from ฿5,000 a month at 60 — buy it before you have a history.

Getting around

Wongamat is walkable to the beach, Lan Pho market and cafés; a motorbike or a rented car (฿15,000–20,000 a month, insurance included) opens up Jomtien, the golf courses and Bangkok. Songthaews and Bolt fill the gaps for ฿10–150.

Rent or buy?

Rent your first year — you'll learn which building you love. Buying makes sense after that: a 1-bed sea-view runs ฿3M–6M, beachfront 2-beds ฿8M–20M, yields 4–6%, and a purchase of US$250,000+ can support an LTR file. We'll show you both routes without pushing either.

Community

Naklua has active expat clubs, a Rotary chapter, golf societies, sailing at Ocean Marina and church services in several languages. Thai neighbours are used to foreign residents; basic Thai gets you a long way and lessons are cheap.

Retiring in Pattaya — common questions

Is ฿800,000 the same as a fee?

No. It stays in your own Thai bank account and remains yours; immigration only needs to see it seasoned. Many retirees keep it in a fixed deposit earning interest.

Can my younger spouse come with me?

Yes — as a dependant on your retirement extension (Non-O 'following spouse'), with a marriage certificate. Children under 20 likewise.

Is Wongamat too quiet?

For some people, yes — that's rather the point. Central Pattaya's bars and Terminal 21 are 10 minutes by car; Naklua's own restaurants and the fish market are a walk.

How fast can I move?

Realistically 60 days: two weeks to view and sign a lease, a month for the ฿800,000 to season, and a week to convert the visa. We run those in parallel and the bank account is the usual bottleneck.

What if my health changes?

Thai private care is good and much cheaper than the West, but not free. A plan with in-patient cover and a policy you can keep past 70 is the one purchase we'd insist on.
