Everything else you need to live and work here

Property is what most people come to us for. These three are what keeps them with us — coordinated with established partners, with every fee shown separately.

Visa & Residency

Visa and residency, coordinated properly

We prepare, organise and coordinate. Licensed partners handle the filings. Every fee is itemised before anything begins.

Read this before you use any visa agent in Thailand

In August 2026 Thai Immigration raided a Bangkok visa agency and seized forged bank stamps and altered financial documents connected to more than 400 clients. Immigration publicly warned the public not to trust agents who claim they can prepare or certify financial documents — and made clear that the client can face criminal liability too, even without having created the document.

So here is where we stand, in plain terms. We never touch your financial documents. We do not supply funds, we do not certify statements, and we do not advise on how to make a file 'pass'. If your situation does not meet the requirements, we will tell you that instead of finding a way around it.

Retirement extensions

Non-Immigrant O based on retirement, first application and annual extension.

Marriage extensions

Non-Immigrant O based on marriage to a Thai national, including the supporting documentation.

Business visa & work permit

Non-Immigrant B with the corresponding work permit, coordinated alongside company formation where relevant.

DTV

Destination Thailand Visa for remote workers and long-stay visitors.

LTR

The Long Term Resident visa administered by the Board of Investment, for those who qualify on income, investment or expertise.

Thailand Privilege

Official membership tiers from five to twenty years. We are able to process membership at the published price — members pay the official fee and nothing on top.

Ongoing compliance

90-day reporting, re-entry permits and TM30 address notification, so the small obligations do not become fines.

How our pricing is presented

Every quotation we send separates three numbers, always on three lines:

Our coordination fee

What Wongamat Group earns for organising, preparing and following your file through to completion.

The partner's service fee

What the licensed firm charges for the professional work. Named, so you know who is doing it.

Official government fees

The fees set by Immigration or the relevant ministry, at cost, unchanged.

Anyone who quotes you one combined number is deciding for you how much of it they keep.

What we do not do

  • We are not a law firm and we do not provide legal services or legal advice. Where legal work is required, it is done by a licensed Thai firm, named in your quotation.
  • We do not prepare, obtain or certify bank statements, financial evidence or income documents of any kind.
  • We do not guarantee approval. No one can. Any agent who guarantees a visa outcome is telling you something that is not true.
  • We do not claim influence at Immigration, and we will not pretend a case is straightforward when it is not.
Company & Investment

Setting up and running a company in Thailand

Registration, structure, accounting and the monthly obligations most people underestimate — coordinated with established Thai firms.

Company registration

Name reservation, memorandum, registered address, share capital and registration with the Department of Business Development.

Shareholding structure

Foreign ownership limits under the Foreign Business Act, and what is genuinely possible for your activity. Nominee shareholding is illegal in Thailand and we will not arrange it.

Bank account & VAT

Corporate account opening and VAT registration where your turnover or activity requires it.

Monthly accounting

Bookkeeping, monthly filings, social security and the annual audit. This is where most new companies get caught out.

Work permits

Coordinated with the visa side, since the two obligations depend on each other and are best handled together.

Licences

Sector-specific permits and licences, with an honest assessment of how realistic each one is for a foreign-owned entity.

Three things worth knowing before you start

1

The monthly obligation is the real cost

Registration is a one-time expense and it is not the expensive part. Bookkeeping, monthly filings and the annual audit continue for as long as the company exists, whether or not it trades.

2

Some activities are restricted to Thai nationals

The Foreign Business Act reserves a list of activities. Before you spend anything on registration, we tell you whether your intended activity is on it.

3

Nominee shareholders are a criminal matter

The arrangement is offered widely in Pattaya and it is illegal for everyone involved, including you. We will not arrange it, and we would advise you to walk away from anyone who does.

Vehicles

Cars and motorbikes, for people who are staying

Monthly and yearly rental from operators we have inspected. We do not own the fleet — which is exactly why we can tell you the truth about it.

Why vehicle rental in Pattaya goes wrong

Two problems account for almost every rental dispute here: vehicles rented out without proper insurance, and vehicles whose registration documents are not in order. Both only surface after an accident, when it is far too late and the deposit is already gone. Renters are also routinely asked to leave a passport as security — you should never do this, and no legitimate operator requires it.

What we check before an operator goes on our list

1

First-class insurance, verified

We look at the actual policy document and confirm it is current — not a verbal assurance that the vehicle 'is insured'.

2

Registration documents in order

The vehicle's book, current tax, and the operator's legal right to rent it out. Seen with our own eyes.

3

A written contract in your language

Term, deposit, excess, damage assessment procedure and what happens in an accident. Agreed before you take the keys.

4

No passport as deposit

A financial deposit only, in an amount stated in the contract, with the return conditions written down.

Monthly car rental

City cars, sedans and SUVs on rolling monthly terms, with delivery to your building.

Annual contracts

Materially cheaper per month for residents who are staying, and worth doing properly with a written agreement.

Motorbikes

Long-term scooter rental with insurance and documents that will survive a police check.

Replacement and servicing

What happens when the vehicle is in the workshop — agreed at the start, not negotiated during a breakdown.

A note on licences: an International Driving Permit or a Thai licence is required to drive legally here, and driving without one voids most insurance policies. If you plan to stay, a Thai licence is worth obtaining and we can point you to the process.

Tell us what you want to do

Describe the business you have in mind and we will tell you what structure it actually requires — including when the honest answer is that it is not workable as a foreign-owned entity.
