Buying a condo in Wongamat: the foreigner's guide

What you can own, how the purchase actually works, and what Wongamat really costs in 2026.

Yes, foreigners can own here

Updated October 2026

Thailand lets foreigners own condominium units outright — freehold, in your own name — as long as foreign owners hold no more than 49% of a building's floor area. Wongamat, the quiet beach north of Pattaya, is one of the most-bought areas on the coast, from ฿1.3M studios to ฿25M beachfront apartments.

This page walks through the rules, the process and current prices building by building. Wongamat Group is a local agency: we check the foreign quota, the building's finances and the paperwork on every unit we offer.

What you can own

Three routes — most buyers use the first.

Freehold in your name

Own the unit outright within the building's 49% foreign quota. Full title deed, inheritable, sell any time. We confirm quota is free before you reserve.

Leasehold (30 years)

A registered lease when quota is full or for some structures — cheaper entry, renewable by contract, but not ownership. Useful in sold-out beachfront buildings.

Thai company

Possible for villas and multiple units, but adds accounting duties and scrutiny — only worth it in specific cases. We'll say plainly when it isn't.

What foreigners can't own

Land in your own name. That's why condos — not houses — are the standard foreign purchase in Pattaya.

The purchase, step by step

From reservation to keys — typically two to six weeks for a resale unit.

1. Reserve & agree terms

A reservation deposit (usually ฿50,000–200,000) takes the unit off the market while contracts are drafted.

2. Due diligence

We verify the title deed, foreign-quota availability, a debt-free letter from the building and the seller's right to sell before you sign anything.

3. Bring money in correctly

Funds must arrive in Thailand as foreign currency; your Thai bank issues an FET / credit advice confirming this — the Land Office requires it for foreign freehold registration.

4. Transfer at the Land Office

Ownership transfers in a single visit. Standard costs: 2% transfer fee, plus specific business tax or stamp duty and withholding tax — the split with the seller is agreed in the contract.

5. After transfer

Register utilities, set up the common-fee account with the juristic office — and if you're not moving in, we can rent the unit out for you.

Buying in Wongamat — common questions

Can a foreigner get a mortgage in Thailand?

Rarely from Thai banks. Most foreign buyers pay cash; some use financing at home, a few international banks, or developer instalment terms on new projects. We'll tell you what's realistic for your case.

How long does buying take?

A resale unit usually takes two to six weeks from reservation to transfer; the Land Office transfer itself is one day. New-build purchases follow the developer's payment schedule.

What if the foreign quota is full?

You can buy leasehold, buy in another building, or wait for a quota unit to resell — quota units usually carry a premium. We check quota before showing you anything.

Is Wongamat a good investment?

It has the strongest rental demand on the north side of Pattaya — beachfront units and renovated sea-view units rent fastest. Yields are typically 4–6%; buy for location and building quality first.
