Week 1 — decide the visa
A 20-minute call: age, income, savings, whether you work remotely. We tell you which route fits (DTV, LTR, retirement, Privilege) and send the document list. You gather documents; we check them.
What it costs per month to live on Wongamat Beach with everything arranged, and the four-week sequence that gets you from a decision to your own front door.
Updated October 2026
Most people who move to Pattaya do it in pieces: a visa agent in one office, a condo from a portal, a car from a shop on Second Road, and a bank account after three failed attempts. Wongamat Group does the four together, and the reason is simple — the visa determines the lease length, the lease determines the address on the TM30 and the bank form, and the car has to be at the building on the day you land.
Below is what the bundle actually costs per month from our live listings and partner rates, then the 30-day sequence. We charge no agency fee for the condo (the owner pays), a fixed written fee for visa assistance, and the car is billed by the fleet at its own rate.
Buildings in this guide: Wongamat · Northpoint Wongamat — Raimon Land, 50–177 sqm · 179 condos for rent in Wongamat from ฿7,500 a month
Condo figures are median asking rents from our live book for 12-month leases; add roughly 10–20% for a 6-month term. Car rates from the partner fleet. Utilities and food are typical figures for a couple.
1-bedroom in Riviera, Zire or The Palm (฿22,000–29,000) · compact automatic car (from ฿12,000) · electricity, water, internet (฿3,000–5,000) · a Thai SIM (฿300).
2-bedroom, sea view, in Riviera or Zire (median ฿65,000 across Wongamat) · mid-size SUV (about ฿25,000–35,000) · utilities ฿5,000–7,000.
2–3 bedrooms at Northpoint, Ananya or Arom (฿60,000–150,000) · premium car (from ฿40,000) · utilities ฿7,000+.
Deposit two months' rent (refundable) · visa: DTV ฿10,000 government fee, retirement Non-O ฿2,000 + ฿1,900 per yearly extension, LTR ฿50,000 · car deposit ฿10,000–30,000 · our visa-assistance fee, fixed and in writing before we start.

Shortlist of 5–8 units with video walkthroughs and the price-in-context line for each. Reserve with a deposit; we draft the Thai–English lease and the owner signs.
Application submitted (e-visa or embassy); car reserved for your arrival date; SIM and airport pickup arranged.
Keys and inventory at the building, car delivered, TM30 filed within 24 hours, bank appointment booked (we know which branches open accounts for which visa), 90-day report date in your calendar.
Every unit on this site is in our own book with a live price and photos. No agency fee for tenants. Lease in Thai and English, deposit receipt, move-in inventory, renewal reminder.
Document preparation, application lodging and follow-up through a licensed visa partner. We are not a law firm and do not give legal advice; we do not handle your money for financial requirements, and we do not guarantee approval.
Monthly rental through a partner fleet — automatic, insured, delivered to your building. The fleet's own rates and deposit apply; we do not mark them up.
TM30 address report, 90-day report reminders, bank-account appointment, SIM, condo utility set-up, and a Thai-speaking contact on the phone when something needs a Thai speaker.
From about ฿45,000 for a one-bedroom plus a small car, around ฿85,000 for a sea-view two-bedroom plus an SUV, and ฿130,000 or more on the beachfront. These figures use median asking rents from our live listings and current partner car rates.
Under 50 with foreign income or savings: DTV (5 years, 180 days per entry, ฿500,000 in savings). Over 50: retirement Non-O (฿800,000 in a Thai bank or ฿65,000 monthly income). High income or assets: LTR (10 years). No paperwork appetite: Thailand Privilege. We confirm which fits on the first call.
Yes — that is the point. Visa first, then the condo reserved on a video walkthrough, the lease signed electronically where the owner agrees, and the car booked for your landing date. You arrive to keys, not to a search.
Nothing for the condo — the owner pays our commission. Visa assistance is a fixed fee agreed in writing before we start. Car rental is billed by the partner fleet at its published rate.
We book the appointment at a branch that opens accounts for your visa type and prepare the documents (passport, visa, lease, TM30). The bank makes its own decision; a long-stay visa and a lease in your name make approval routine.
Costs are asking rents and partner rates on the date shown and change as owners and operators update them. Visa figures are the official requirements published in September 2026; confirm with the embassy when you apply. Wongamat Group is not a law firm and does not give legal advice.
Tell us your timeline, budget and passport — we reply within 30 minutes in office hours and send the visa route and a condo shortlist the same day.
