Wongamat is the residential end of Pattaya: a long, quiet beach lined with condominium towers, ten minutes from Central Festival and Terminal 21 but a world away from Walking Street. Most rentals are furnished condos let for six or twelve months, with a one- or two-month deposit and utilities paid by the tenant. Short seasonal lets (one to three months) exist but cost more per month and are scarce from November to February.
What you pay depends mainly on the building and the view. Expect ฿15,000–20,000 for a studio in an older tower, ฿20,000–40,000 for a one-bedroom in The Riviera, Zire or The Palm, and ฿45,000 upwards for beachfront two-bedrooms at Northpoint, Arom or The Cove. We list units directly from owners and co-agents, show them the same day where possible, and charge tenants nothing — the owner pays our fee.

Two months' deposit is standard; make sure the contract says how and when it is returned, and what counts as damage.
