Wongamat holds its value better than most of Pattaya because supply is finite: the beachfront is built out, new towers such as Arom Wongamat arrive rarely, and long-stay demand from Europe, Russia and increasingly China keeps occupancy high. Prices run from about ฿1.3 million for a studio in an older low-rise to ฿5–15 million for sea-view one- and two-bedrooms in The Riviera, Zire or Baan Plai Haad, and ฿20 million upwards at The Cove, Northpoint and Ananya.

Foreigners can own a condo freehold in their own name within a building's 49% foreign quota. Budget the transfer costs

Can a foreigner buy a condo in Wongamat?

Yes, freehold in their own name, within the 49% foreign quota of the building, with the purchase funds transferred from abroad in foreign currency (FET form). We handle the checks and the paperwork.

What are the costs on top of the price?

Land Office transfer fee (2% of the appraised value) plus either specific business tax (3.3%) or stamp duty (0.5%) and withholding tax, depending on how long the seller has owned it. Who pays what is negotiable; 50/50 is common.

Is Wongamat a good investment?

Rental yields are typically 4–6% gross for well-priced one-bedrooms, higher in small older units and lower in luxury beachfront; capital growth has been steadier than central Pattaya because the beachfront cannot be extended. Buy a good building on a low floor cheaply, or a sea-view unit in a proven tower — not a bad view in a great building.
